 A Home Inspection is a careful, non-invasive assessment of the major systems of a home. It is designed to provide an objective assessment of the current condition of the property on inspection day.  


Safe Haven Inspections serves the greater Penticton area with no extra travel fees for most communities within an hr or so.   Feel free to reach out with any travel inquiries as travel is sometimes schedule dependent. 


Safe Haven Inspections inspects a wide range of properties, including single-family homes, townhouses, condos, and multi-family dwellings.  The older homes of the valley can be a challenge with unique construction and materials.  Don't go in blind, get an inspection!  


While it is not required, we highly recommend that you come near the end of the inspection for the summary walk through.  This allows us to explain our findings in person and answer any questions you may have.  No need to take notes tho, the inspection report will contain all findings and pictures to highlight areas of concern. 


The standard price for a home inspection will reflect the square footage, age of the home and other factors such as additional suites and the type of foundation. Feel free to reach out with any questions about cost or for a free quote.


 

The inspection performed is in accordance  with the "Scope of inspection" included with this document.  The  practices and procedures are regulated by the local governing body,  H.I.A.B.C. (Home Inspectors Association of British Columbia) and the  provincial government under the Consumer Protection Act.  

  In a  broad sense, home inspectors inspect the installed systems and  structures within the average home.  From the roofing and chimney to the  foundation and grading, the Inspection is structured to provide the  Client with a more in depth view of the type and condition of the major  systems.   As "generalists", inspectors will look carefully at the parts  of the home that are often ignored,  hidden or neglected but are vital  to the integrity of a safe, comfortable home and if in disrepair may  incur significant costs.  

  Systems and structures are not  inspected for compliance to any building code, rather the inspection is a  performance, safety and usability based inspection done visually.  Many  structures were built using old or outdated building practices that  have changed numerous times throughout the years and normal upkeep or  repairs may be sufficient for purposes of safety or comfort.


After arrangements are made, you will receive an email package outlining the next steps. Allow between 3 and 4 hrs for the inspection depending on the age, size and condition of the home. The client is encouraged to come near the end of the inspection at an agreed upon time to do a “walkthrough” with the inspector to give the client an immediate overview of the home and anything that may have come up. 

The full inspection report will be available to view or download within 24 hrs thereafter.
